You should go in for a higher emi & less tenor , cause on a lesser tenor you will be paying less amt of interest compared to what you would be paying now. You should opt for a 15yrs or 10yrs tenor. Also since you do not have any other emi commitment I would suggest you should speak to your bank & increase your emi & reduce the tenor.
